Trying to sell your home on your own can be a tough task, especially in this market. Not only do you need to offer a reasonable price, one that's in line with other homes in the area, but your house needs to be in the best condition possible if you expect to get top dollar and quickly. If you've watched any show on HGTV, you know it's all about staging your home properly. Staging means getting rid of all personal touches, creating a clean slate so potential buyers can easily envision their own belongings in the space. In order to get this process started the correct way, you'll probably need to rent a storage unit -unless you've already purchased a home and have started to move in. There will be plenty of items you need out of the home in order to get it ready for a viewing. The most important items to place in a storage unit are personal items like picture frames and all those little nicknacks scattered across every possible surface. You want to create a neutral feel. Unfortunately, it's hard for buyers to envision themselves in your home with your stuff still in it. The only décor items that should be left are small little touches like a vase on an end table, a small candle set on the vanity of the master bathroom. You basically want it to look like a picture straight out of a magazine. Repaint any walls that have "loud" colors. The walls should always be left very neutral colors and the same goes for furniture. If you have a plaid recliner you just love, stick it in storage. You can rent furniture if need be. If you leave any artwork on the walls, it should be tasteful. Again, you're trying to strip the home of personality. You might have to change bedspreads and throw pillows as well. It's okay if you're child's room still has a pink comforter, but that shouldn't be on the master bed. Get rid of all clutter and store toys, books, and DVDs neatly. If your collection is overflowing, into the storage unit they go! The same goes for your five collections of dinnerware and glassware. Keep it minimal in the cupboards so buyers can see just how much space they're getting. Anything you can live without during the viewings can be easily put into storage. The less you have in your home the better. It will make your house seem large and spacious. If items are falling out of closets, buyers are going to think you have minimal closet space and the home is just smaller than it really is. Storage units will take the clutter out of your home and ensure you have a quick sell.
