How to Buy New Condos

When it comes to buying property, now is as good a time as any. After the bubble burst a few years ago it's been hard to sell condos; people have been much more liable to rent. And with hard times upon us again, you can bet that condos will become even less desirable than they were during 2010 and 2011, after a slight rebound. That means that right now is time to start looking around if you're interested in luxury condos.

Most condos offer amenities included in their price. So if you don't enjoy swimming or working out, perhaps a condo with a swimming pool and a gym isn't exactly what you need. Start shopping around for what you do want. Think about location first and foremost, and if you're planning to stay for a while, whether the surrounding area will continue to grow and prosper or whether you may do better to move to a different part of the city. If you have kids, are the schools good? Is there good public transportation? These are variables that will influence the resale price of your condo, should you eventually decide to sell.

Work with a real estate agent to get a market analysis. If your condo isn't brand new, subtract the market price from the purchase price and divide it by the number of years the current owners were living there. That will allow you to see how the condo has appreciated in price. Check to see the minutes of the Homeowner's Association. If there are serious issues at hand that no one wants to settle, this condo may not be the right one for you. Ask about their finances too. You don't want to have to pay a chunk of money as soon as you move in to help pay for water leaks in the basement. Remember that there are often association fees. Ask if they've increased recently.

Lastly, think about the feng shui of your building. Behind it should be either a grove of trees, rising landscape or another similarly sized building. On either side should be similar sized buildings also. The building's front entrance should be easily visible and the road should not lead directly to the building's front. Don't scoff! Even if you don't believe in feng shui, there is a harmony in having privacy and balance in your home. Enjoy the process. It will be rewarding once you move in and begin a new stage of life.
